Condition 7

No Development, including site preparation works or engineering operations for any phase of the development shall commence until a Construction Method Statement for that phase has been submitted to and approved in writing by the local planning authority. The Statement shall provide for:
(i) the parking of vehicles of site operatives and visitors
(ii) areas for the loading and unloading of plant and materials
(iii) secure storage of plant and materials used in constructing the development
(iv) the erection and maintenance of security hoarding including decorative displays and facilities for public viewing, where appropriate
(v) wheel washing facilities
(vi) measures to control the emission of dust and dirt during construction
(vii) a scheme for recycling/disposing of waste resulting from demolition and construction works
(viii) hours of working (ix) site compound details Each phase of development shall be constructed in accordance with the Construction Method Statement for that phase.

Reason: To ensure that the development is undertaken in a manner which reduces any potential adverse impact upon residential amenities currently enjoyed by existing residents in the locality in accordance with saved Policy 3 of the Cornwall Structure Plan 2004.
